2026 Florida Mortgage Credit-Score Changes Explained

Reviewed October 1, 2026. You do not need to wait for a future score change to seek preapproval. As of September 9, 2026, approved Fannie Mae and Freddie Mac lenders may use VantageScore 4.0 for eligible loans sold to those companies. Classic FICO may still be used. FICO Score 10T is not yet eligible for Enterprise loan delivery.

FHA follows a separate timeline. FHA announced January 1, 2027 as the planned date to add VantageScore 4.0 and FICO Score 10T beside Classic FICO.

Until FHA changes its policy, lenders must follow current FHA rules. If you are buying in St. Petersburg, Pinellas County, or elsewhere in Florida, ask which score model and credit-report process apply to your loan.

What matters now: VantageScore 4.0 may be used for eligible conventional loans sold to Fannie Mae or Freddie Mac. Classic FICO remains available.

FICO Score 10T is not yet eligible for Enterprise delivery. FHA’s planned start date for both newer models is January 1, 2027.

A score model is only one part of approval

A new model may produce a different score. It may not raise your score or make you eligible for a mortgage.

Your loan program, income, debts, assets, cash to close, property, and underwriting findings also matter. Florida insurance, flood coverage, taxes, and condo dues can raise the payment. That can affect your budget and approval.

A preapproval based on today’s rules gives you a useful starting point. Waiting for a possible score change may only delay your home search.

Can lenders use VantageScore 4.0 now?

Yes, for eligible Enterprise loans. FHFA says all approved Fannie Mae and Freddie Mac lenders may use VantageScore 4.0 as of September 9, 2026.

The lender must follow the applicable selling guide and delivery rules.

This does not mean every lender, broker channel, credit vendor, or loan workflow uses the model today. A lender may still use Classic FICO. Availability can depend on the lender, loan type, investor, automated underwriting system, and delivery process.

For one delivered loan, the lender must use the same model for all borrowers. One borrower cannot use Classic FICO while another uses VantageScore 4.0 on that same loan.

Can lenders use FICO Score 10T yet?

Not for Fannie Mae or Freddie Mac loan delivery as of October 1, 2026. FHFA approved FICO Score 10T for future Enterprise use. That approval did not make it available for delivery right away.

This difference matters. A model can be approved but still unavailable for the loan you are applying for today.

FHA has a different timeline

FHA does not follow the same delivery rules as Fannie Mae and Freddie Mac. FHA announced January 1, 2027 as the implementation date for VantageScore 4.0 and FICO Score 10T.

Classic FICO is also expected to remain eligible.

As of October 1, 2026, that date is still in the future. FHA says its preparedness guide does not change current policy. Mortgage lenders should follow the FHA Single Family Housing Policy Handbook until formal updates are published.

Credit reports are a separate issue

FHFA says adding VantageScore 4.0 does not initially change current Enterprise credit-reporting requirements. Those requirements can include tri-merge or bi-merge reporting.

A tri-merge report uses data from all three nationwide credit bureaus. A bi-merge report uses data from two. Do not assume a new score model means fewer reports, lower costs, or an easier approval.

What Florida buyers should do now

Get preapproved under current rules

A current preapproval shows your options today. It can help you set a price range before shopping in St. Petersburg or another Florida market.

Gather pay stubs, bank statements, tax records, and other requested items. Use our Florida mortgage preapproval document checklist.

Ask which model applies

Ask, “For this loan, are you using Classic FICO or VantageScore 4.0?” If you apply with another person, ask how the lender will use scores for both borrowers.

Also ask whether the loan will follow Fannie Mae, Freddie Mac, FHA, VA, USDA, or another investor’s rules. These programs do not all use the same process.

Review your credit report early

Check your name, accounts, balances, payment history, and public records. If something is wrong, ask how to dispute it. Disputes can take time.

Do not close accounts, open new credit, move large sums, or pay debts without first speaking with your loan officer. A change may affect your mortgage file in an unexpected way.

Review the full property payment

Before making an offer, review homeowners insurance, flood insurance, condo dues, property taxes, and other costs.

A home below your preapproval amount may still be too expensive for your budget. Property costs can change both the payment and the qualification result.

  • Which credit-score model are you using for my loan today?

  • Is VantageScore 4.0 available through this lender?

  • Will this loan follow Fannie Mae, Freddie Mac, FHA, VA, USDA, or another investor?

  • What type of credit report will be ordered?

  • Could a credit dispute, new account, or debt payoff affect my approval?

  • What matters beyond my score?

Frequently asked questions

Is VantageScore 4.0 replacing Classic FICO now?

No. Classic FICO remains available for eligible Enterprise loans. VantageScore 4.

0 is also available under current Enterprise rules.

Is FICO Score 10T available for conventional mortgages now?

Not for delivery to Fannie Mae or Freddie Mac as of October 1, 2026. It is approved for future use but is not currently eligible for Enterprise delivery.
