Can ADU Rent Help You Qualify for a Florida Mortgage?

October 13, 2026

Rent from an accessory dwelling unit, or ADU, may help you qualify for a Florida mortgage.

But a guest house, garage apartment, or in-law suite does not automatically create usable income. The lender must review the property, its legal use, the appraisal, the rent documents, and the loan program.

The best first step is to have your lender review the address before you make an offer. This can show whether the unit may count, what documents you need, and what costs could affect your approval.

When ADU rent may help

Some loan programs allow rent from an ADU on a home you will occupy. The exact rules are different for each program.

Conventional loans

Under the current Fannie Mae guide, rental income may be allowed from one existing ADU on a one-unit primary residence.

Fannie Mae limits the ADU income used for qualifying to 30% of total qualifying income. The transaction must be a purchase or limited cash-out refinance.

Fannie Mae also requires specific appraisal, lease, tax, and rent-history documents. If you have less than 12 months of rental-management experience, positive income may be limited to offsetting the property's full monthly housing payment.

Freddie Mac has separate rules for ADU rent on a one-unit primary residence. Its current guidance also limits this treatment to purchase and no-cash-out refinance transactions. The documents and calculation are not identical to Fannie Mae's rules.

FHA loans

FHA may allow ADU rent when the property and income meet FHA requirements. HUD's Mortgagee Letter 2023-17 includes ADU appraisal and rental-income guidance.

For a one-unit home with an ADU, FHA limits the ADU income used as effective income to 30% of total monthly effective income. The calculation can depend on rental history, the appraisal, the lease, and the transaction.

For some borrowers with limited or no rental history, FHA uses a percentage of supported rent. Do not assume the full lease amount will count.

VA loans

VA appraisal guidance recognizes certain ADU situations. Whether ADU rent can help you qualify depends on the property, the appraisal, VA guidance, and the lender's underwriting rules.

Do not treat projected ADU rent as usable VA income until your lender confirms it in writing for your loan file.

Start with the property, not the rent estimate

A listing label does not decide how the lender will treat the space. The property facts do.

An ADU is a separate living area that is secondary to the main home. It normally has sleeping, cooking, and bathroom areas. It also has a separate entrance and exit.

Fannie Mae's property guidance describes an ADU as an added, converted, or detached living area on the same parcel as a one-unit home.

  • A permitted apartment over a garage
  • A detached backyard cottage or guest house
  • A basement apartment with a kitchen, bath, sleeping area, and private access
  • A legal addition that works as a smaller, separate home

The appraiser helps identify whether the space is an ADU, part of the main home, or a separate two-unit property. That choice can affect value, loan eligibility, and income treatment.

ADU, guest house, roommate, or unpermitted conversion?

Property setupWhat it may mean
Permitted ADUIt may qualify for ADU rent if it meets program, appraisal, and document rules.
Detached guest houseIt may be an ADU if it has full living features, is on the same parcel, and is legally allowed.
Garage conversionIt may qualify only if it is legal, safe, properly appraised, and accepted by the loan program.
Roommate in the main homeThis is usually boarder or roommate income. It follows different rules from ADU income.
Unpermitted spaceIts rent may not be usable. The space may also create appraisal, insurance, safety, or closing issues.

Documents that can affect the answer

Appraisal and market rent

The appraiser must identify the unit and support its market rent. The appraisal may need to show that the unit is legal or legally nonconforming, where allowed.

Fannie Mae and FHA may use a Single-Family Comparable Rent Schedule, often called Form 1007. If a lease says $2,000 but market rent supports less, the lender may use the lower amount or request more support.

An online rent estimate is not enough by itself. The appraisal and underwriting review control the result.

Permits and legal use

A permit does not guarantee that rent will count. It is still an important record that may show how the space was built and used.

In unincorporated Pinellas County, certain accessory apartments, garage apartments, and guest houses may use a homeowner affidavit. The county also provides information about residential permits and floodplain construction.

Homes inside St. Petersburg may follow city rules instead of county rules. Confirm the correct authority before relying on a permit, affidavit, or occupancy record.

Ask for building permits, final inspections, certificates of occupancy when applicable, zoning records, and any ADU affidavit. An open permit can delay closing. See St. Petersburg Mortgage With an Open Permit.

Lease and rent history

A current lease may help show expected rent. Tax returns and Schedule E may be needed when the unit already has rental history.

The exact documents depend on the loan program and transaction. For example, current Fannie Mae guidance calls for a rent schedule for a purchase. A transferred lease may also be needed.

Refinance files may require tax returns, Schedule E, and a current lease in some cases.

Do not create a lease just to strengthen a loan file. The lender may check whether the lease is real, active, supported by market rent, and likely to continue.

How lenders may calculate the rent

Underwriting usually does not count every dollar of rent. Programs often allow for vacancies, repairs, and other costs.

For a Fannie Mae purchase, the current guide starts with 75% of monthly market rent. The lender then subtracts the property's full monthly housing payment and applies the rules for rental-management experience.

For FHA, the calculation depends on the borrower's rental history and the applicable FHA documentation. Some limited-history cases use 75% of supported rent. Other cases use tax-return rental income.

For example, if the appraiser supports $1,500 in monthly ADU rent, 75% is $1,125. That does not mean the lender will add $1,125 to your qualifying income. The final result depends on the program and the full loan file.

Florida issues to check early

Flood, wind, and other insurance

Flood risk can affect a home with a detached unit in St. Petersburg and Pinellas County. Insurance costs, elevation rules, rebuilding limits, and permit needs may affect the property and your monthly payment.

If an ADU was built or converted without required approvals, that can become a property issue during loan review. Estimate insurance costs before you make an offer.

Short-term rentals

Do not assume projected Airbnb or other short-term rental income will count. Short-term rental income has separate documentation rules.

Local rules, condo or HOA rules, insurance, and lender overlays may also limit the plan. Ask your lender to review the rental plan before you rely on the income.

Taxes and homestead

Adding or using a separate unit can raise property-tax and homestead questions. These are not mortgage underwriting decisions, but they can affect your monthly housing cost.

Review projected taxes and insurance as part of your preapproval.

Questions to ask before relying on ADU rent

  1. Can this loan program use rent from this type of ADU?
  2. Is the unit legal for its current use?
  3. Which permits, inspections, or zoning records are needed?
  4. Will the appraiser need Form 1007 or another rent schedule?
  5. Will the lender need a lease, tax returns, or Schedule E?
  6. How will the lender calculate the rent?
  7. Does rental-management experience change the calculation?
  8. What flood, wind, landlord, and property insurance costs should I expect?
  9. Could an open permit or unpermitted conversion delay closing?

Frequently asked questions

Can rent from a detached guest house count?

It may count if the guest house meets the program's ADU definition, is on the same parcel, can legally be used as a dwelling, and has appraisal and rent support.

Can I use future ADU rent if the unit is vacant?

Sometimes. The program must allow it, and the appraisal and other documents must support the income. Do not assume projected rent will count.

Will an unpermitted in-law suite help me qualify?

You should not rely on it. An unpermitted space can raise legal-use, appraisal, insurance, and safety concerns. In some cases, the property may still be financeable, but the rent may not be usable.
