
Can You Get a Florida Mortgage With a New Job Offer?
Sometimes. You may be able to qualify for a Florida mortgage with a new job offer before receiving your first paycheck, but an offer letter alone does not guarantee approval.
The decision depends on the loan program, the wording and conditions of the offer, your start date, the type of compensation, documented funds after closing, and the lender's underwriting requirements. If you are relocating to St. Petersburg, Tampa Bay, or another part of Florida, have the offer reviewed before resigning from your current job or writing an offer on a home.
What lenders look for in a new employment offer
A lender will generally review:
- Whether the offer is fully executed and accepted
- The employer, position, employment status, and start date
- Fixed base pay and how it is calculated
- Conditions such as licensing, background screening, credentialing, or drug testing
- Whether the role is permanent, temporary, seasonal, probationary, or contract-based
- How the transition period will be funded before the first paycheck
- Whether the selected program and lender permit income that begins after closing
Variable compensation, commission, bonus income, overtime, tips, equity compensation, contract work, and future self-employment income may require separate analysis and may not be usable at the full amount shown in the compensation package.
What current conventional guidance may allow
Fannie Mae's current employment-offer guidance provides more than one path when a borrower is scheduled to begin new employment under an offer or contract. One path involves obtaining a paystub before loan delivery. A more limited no-paystub path applies only to qualifying purchase transactions for a one-unit principal residence, uses fixed-base income only, and requires the start date to fall within the stated timing window around the note date. Those are Fannie Mae delivery requirements, not a universal promise that every lender will approve the scenario. A lender overlay, a change in the offer, a different property type, or a different loan program can produce a different answer.
Freddie Mac has its own guidance for income beginning after the Note Date. The applicable agency guide, automated underwriting findings, and lender requirements must be reviewed for the specific file rather than assuming Fannie Mae and Freddie Mac treat every offer identically.
Why the gap between closing and first payroll matters
Your mortgage payment and other debts do not wait for your first paycheck. The lender may therefore need to document enough eligible funds or income to cover the transition period under the applicable program and lender rules.
Under Fannie Mae's no-paystub option, the lender must document either six months of the subject property's principal, interest, taxes, insurance, and applicable association dues, or financial resources sufficient to cover the liabilities included in the debt-to-income ratio, including the new housing payment, from the note date through the employment start date plus one month. Reserves are verified funds remaining after the down payment, closing costs, and other eligible expenses. The assets that count and the amount required vary by program and lender. Do not move money, accept large unexplained deposits, or spend transition funds without discussing the change with the loan team.
What the offer letter should contain
- Your full name and the employer's legal name
- Job title and employment status
- Start date
- Base salary or hourly rate and pay frequency
- Whether the position is permanent, temporary, seasonal, or contract-based
- All conditions that must be satisfied before employment begins
- Required signatures or evidence that the offer was accepted and executed
Do not alter an offer letter or ask an employer to state terms that are not accurate. If information is missing, the employer may be able to provide a clarification or verification through the lender's approved process.
How loan programs differ
Conventional loans
Fannie Mae and Freddie Mac each have agency-specific rules for employment offers and income beginning after the Note Date. The property type, occupancy, fixed-base income, start-date timing, verification, reserves, and delivery requirements can matter. The lender may also require updated employment verification near closing.
FHA loans
FHA uses its own Single Family Housing Policy Handbook 4000.1. Employment and income must be documented using the applicable FHA process, and the current handbook should be checked for the specific offer-letter, verification, income-continuance, and underwriting requirements. VA loans
VA guidance recognizes that a borrower may have a valid, verifiable employment offer beginning at or after the anticipated closing date even when a paystub is not yet available. USDA guaranteed loans
USDA uses its own HB-1-3555 guidance and Guaranteed Underwriting System requirements. A new-employer scenario may require a signed contract or offer, employment-history documentation, and verified post-closing funds sufficient for the transition period. Jumbo, portfolio, and non-QM loans
Jumbo, portfolio, and non-QM lenders may impose different requirements. A lender may require a paystub before closing, additional reserves, restrictions on remote or probationary employment, or a different method for calculating variable income. Do not treat one lender's policy as a universal mortgage rule.
Florida property costs can change the qualification result
Suppose you are moving to St. Petersburg for a salaried position that begins a few weeks after your planned closing. Even if the employment offer is acceptable, the property-specific payment still needs to account for estimated taxes, homeowners insurance, possible flood or wind coverage, and HOA or condominium dues.
A rough online payment may not reflect the payment used for underwriting. Insurance and association costs can affect both affordability and closing timing. Condo financing may also require separate project review.
Documents to bring to the lender
- Complete signed offer or employment contract, including addenda
- Written details of all employment conditions
- Current paystubs and W-2s, if you are still employed
- Bank and investment statements showing funds to close and transition reserves
- Documentation for large deposits and transfers
- Prior employment, education, military-service, or license history when relevant
- Expected moving costs and new recurring debts
- An insurance quote for the specific Florida property when available

Protect the file while underwriting is in progress
- Do not resign from your current job before the lender reviews the new offer. A change in employment can require re-verification or requalification.
- Do not assume an unsigned, contingent, temporary, or commission-heavy offer will be treated like a fixed-salary offer.
- Do not open new credit or take on a vehicle payment without discussing it with the lender.
- Do not schedule closing solely around the proposed start date. Insurance, appraisal, title, condo review, underwriting conditions, and employer verification can affect timing.
- Do not treat an online preapproval or payment estimate as a final approval.
Questions about qualifying with a new job offer
Can I get preapproved with only an offer letter?
Possibly, depending on the program, offer terms, start date, assets, income type, and lender requirements. The lender may still need additional verification or a paystub before final approval or delivery.
Can I use an offer letter for an investment property or second home?
Do not assume so. For example, Fannie Mae's no-paystub option is limited to a purchase of a one-unit principal residence. Other programs have their own rules.
What if the job is remote?
Remote work is not automatically disqualifying, but the lender may need to confirm the work location, employment terms, and whether compensation or employment status depends on location.
